FHA shrinks waiting period for families that have had foreclosures and short sales - Now is the time to buy. If you have had a home that was foreclosed on or were forced to do a "Short Sale" and were told the waiting period to be able to purchase again was 5-7 years, please read this.


I have been talking about and hearing for a year or so that this was coming but now it is great to hear that help is on the way for those who were put into a position of having to do a short sale or had their homes foreclosed on.  It was apparent from the outset that the government was not going to be able to enforce the extended wait times initially expected for those who suffered the loss to be able to purchase homes again. The economy relies heavily on the housing market and in order to get us moving in the right direction I felt this was coming. 

The FHA has revised their guidelines to assist borrowers in being able to purchase homes in as little as 12 months after a foreclosure or short sale. Borrowers must demonstrate they have fully recovered from the event that caused the hardship and complete housing counseling but this is welcome news to anyone who has had to go through losing a home.

Hermes & Associates sells Hamilton Mill - Dacula, GA and just last week we helped two Hamilton Mill homeowners sell their homes.  Both of these Hamilton Mill homes were under contract in less than 10 days and both sold for over 98% of asking price.

Hamilton Mill is a master planned community located in Northeast Gwinnett County with over 2,100 homes with prices from the mid $100's to high $600,000 price range.

Hermes & Associates's, Matt Hermes, is a neighborhood resident for over 10 years and has sold more Hamilton Mill homes than any other agent for a number of years. 2012 was no exception as Hermes & Associates again led the charge of home sales.

So far in 2012, over 50 homes in Hamilton Mill have already sold which again shows why Hamilton Mill is one of the most sought after subdivisions in the Atlanta market. New Home Construction up 6.8% in May / Matt Hermes - Keller Williams Realty

New Home Construction up 6.8% in May according (Matt Hermes - Keller Williams Realty) to the latest figures from the Commerce Department.  While this is great news for the new home industry it can and in my opinion, will cause the current rate of home price appreciation to flatten in Metro Atlanta. 

Matt Hermes with Keller Williams Realty and the Builder Trade In Program says that "With the low inventory of homes currently available and the current numbers of Buyers in the market, Atlanta has seen price increases that will flatten once new home construction starts to catch up with the demand.  As the new homes come on the market, the current inventory levels will start to level out and when this happens the price increases we are seeing will level off as well. New home construction has been caught a little bit behind the 8-ball and builders are trying to catch up with the demand for homes. Once this happens new home sales will take off." according to Hermes.  The Builder Trade Program is a national organization that has been helping Buyers, Sellers and Home Builders for over 35 years.
